How a roofing company traces a leak
A ceiling stain marks where water came through, and the entry point on the roof can be elsewhere because water travels along framing and sheathing before it drips. A company checks the attic side of the roof first, then the places where roofs are cut or joined: chimneys, vents, skylights, valleys and wall intersections. Ask to see photos of the entry point, and ask how the company knows it is the source.
What roof leak repair costs in Michigan: estimates, not quotes
Our estimate for a Michigan roof leak repair is $135 to $7,400 per leak repair, minor to major. The band is wide because the one published national range it starts from runs from a minor patch at the low end to major damage at the high end. It is a model, not a quote: that range adjusted for what Michigan roofers are paid. Michigan roofing companies we looked at did not publish a price we could count, so none is shown.
The rows below the estimate are wages, which are what roofers are paid and not what you are charged.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $135 to $7,400 per leak repair, minor to major | Built from one national published range, adjusted by the Michigan roofer median wage ratio (1.07). No Michigan roofing company price is shown, because none of the companies we looked at published a price we could count. |
| Roofer wage, Michigan median | $28.62 an hour | 25th to 75th percentile $23.02 to $37.56. What Michigan roofers are paid (BLS May 2025, read through O*NET OnLine), not what a company charges you. Medium confidence. |
| Roofer wage, Detroit-Warren-Dearborn median | $30.48 an hour | 25th to 75th percentile $23.60 to $37.97. A wage, not a price. Medium confidence. |
| Roofer wage, Grand Rapids-Wyoming-Kentwood median | $23.86 an hour | 25th to 75th percentile $22.41 to $30.24. A wage, not a price. Medium confidence. |
How we estimate costs: the Estimated range row is a model, not a quote. It takes one published national range for this job (a cost guide from a third-party site that we have not verified and do not cite) and multiplies it by Michigan's roofer median wage ratio to the US (1.07, BLS May 2025 data read through O*NET OnLine). The wage and permit rows in the table are what roofing workers are paid and what a city's own schedule charges, and neither is a price. We have not collected quotes, and we found no Michigan roofing company that publishes a price we could count. Full method. Prices as of Oct 19, 2026.
A patch, a section repair or a new roof
A single entry point is a repair. Several leaks, or a deck that is water soaked, change the question, because the code bars putting new roofing over a base that is water soaked or deteriorated. Ask the company for photos of the deck where it opened the roof.
- The water enters at one flashing, penetration or small group of shingles.
- The deck under it is sound.
- The deck or old covering is water soaked or deteriorated.
- Leaks appear in several places on the same roof.
What the code says about flashing and crickets
The 2015 residential code calls for flashing at wall and roof intersections, at changes in slope or direction and around roof openings, in corrosion-resistant metal at least 0.019 inch thick (No. 26 galvanized). A cricket or saddle goes on the ridge side of any chimney or penetration wider than 30 inches, and a unit skylight installed and flashed to the manufacturer's instructions may skip one. When old flashing is rusted, damaged or deteriorated, the code says it shall be replaced during a re-roof. Michigan's own rules did not change those sections in the text we read.
Ice dams and winter leaks in Michigan
ENERGY STAR says attic air sealing, combined with attic insulation, can help alleviate the formation of dangerous ice dams, and it lists ice dams as a symptom of an under-sealed attic. DIFS advises keeping gutters clean to prevent ice damming. So the lasting fix for an ice dam leak may be in the attic rather than on the shingles, and a patch on the roof alone leaves the cause where it was. ENERGY STAR's EPA figure of 15 percent savings on heating and cooling is for air sealing plus insulation in attics, floors over crawl spaces and basements, and it is not a roofing claim.
Michigan's code table requires an ice barrier along the eaves, from the lowest edge to at least 24 inches inside the exterior wall line, which is base International Residential Code text we rate medium on the exact distances. Ask whether your eaves have one and how far it reaches. The code also sets attic ventilation at 1/150 of the vented space, or 1/300 with a vapor retarder on the warm side, and keeps a 1-inch air space between insulation and the roof sheathing at eave vents. The ice dam guide goes further.
What to record, and what DIFS says is covered
DIFS says to photograph and film all damage before cleanup, keep a note of every conversation with the insurer, and notify the insurer as soon as possible. It also says most policies cover many kinds of wind and hail damage, but coverage varies by policy. DIFS lists claim history as a premium factor, so a claim is a decision to weigh, but photographs cost nothing either way. The guide on homeowners insurance and roof leaks covers the steps.
When a leak cannot wait for an appointment
- Water is running through the ceiling or down a wall now. See emergency roof repair.
- The ceiling is sagging or bulging, or water is reaching a light fixture, outlet or panel. Keep clear of the water.
- Melting snow or an ice dam is sending water into living space.
- A stain that is dry and has not grown after several rains.
- A damp spot in the attic that you have photographed, with no drip into the rooms below.
What to do from inside while you wait
- Set a bucket or tub under the drip and move furniture and rugs aside.
- Mark the edge of the stain with a pencil and the date, and photograph it, so you can show whether it grows.
- Look into the attic from the hatch with a flashlight for wet insulation, dark wood or daylight, and photograph it.
- Keep gutters clear from the ground or with help from a company, as DIFS advises. Stay off a wet, icy or snow-covered roof.
Permits for a leak repair
Michigan's permit exemptions do not include roof repair, enforcement is local, and the base code says ordinary repairs need no application. We rate that medium confidence, and your building official decides what is ordinary. Rochester Hills requires a permit once a repair replaces more than 10 percent of the sheathing or any structural member. As of Oct 19, 2026 LARA still lists the 2015 residential code; this may change, so check LARA before you rely on it.
Before any work starts, ask for the license number and check it with your state's licensing board.

A tool for this job
Insurance claim guide, by state
A Michigan roof claim has no day count for telling your insurer, but it does have clocks: 30 days for the insurer to say what proof it needs, 60 days to pay after proof, and 1 year to start a lawsuit. Pick Michigan and where you are in the claim to see what comes next. Every line comes from the state insurance regulator (DIFS) or the statute text, and it runs in your browser.
Open the toolQuestions people ask
Is a roof leak covered by insurance in Michigan?
DIFS says standard homeowners policies cover a range of winter-related damage including ice dams, wind damage and leaky roofs. Cause and policy wording still decide, and DIFS says coverage varies by policy. Photograph the damage before cleanup and notify the insurer as soon as possible.
What is the best way to fix a leaky roof?
Find the entry point first, then fix that spot, and ask the company to show you photos of it. A ceiling stain can sit away from the entry point. For ice dams the lasting fix may be attic air sealing and insulation, per ENERGY STAR.
How much does it cost to repair a leaking roof in Michigan?
Our estimate is $135 to $7,400 per leak repair, minor to major, and the width is real: a minor patch and major damage are different jobs. It comes from one published national range adjusted for what Michigan roofers are paid (the median is $28.62 an hour, BLS May 2025, medium confidence). Use it to judge a written quote, not as one.
Do ice dams cause roof leaks?
ENERGY STAR lists ice dams as a symptom of an under-sealed attic, and says air sealing with insulation can help alleviate them. DIFS also advises keeping gutters clean to prevent ice damming.
Should I go on the roof to find the leak?
No. Look from the ground and the attic hatch instead. OSHA calls falls the leading cause of death in construction, and a wet or snowy roof adds to the risk.
